Slate Roofing in Croydon

Inner West Council's statement for the Gads Hill Heritage Conservation Area in Croydon says a covenant was placed on the subdivision requiring all buildings to be of brick or stone, roofed with slate or terracotta tile. If your roof is in that area, the original roofing is part of how the Council describes it.

Slate Roofing around Croydon

The Council's statement says: A covenant was placed on the subdivision requiring all buildings to be of brick or stone or both, roofed with slate or terracotta tile, and with a minimum value of £400 or £500. It lists among the area's key elements: original roof forms with original cladding of slate, unglazed terracotta or corrugated steel (depending on period and style of building), and original chimneys. The statement is published on Inner West Council's website under the running head Draft Comprehensive Inner West DCP 2016, and the Council's DCP page lists the Comprehensive DCP 2016 as the current plan for Ashfield, Croydon and Summer Hill. It does not say that any particular house is inside the area.

A covenant is a private condition on a title and a heritage statement is the Council's description of an area; neither tells you what a given roof needs. Ask the Council whether the property is in the area and what it wants to see before slates come off.

Permits and Inner West Council rules

Whether a roof job here needs approval is for the council to confirm: repairing or replacing non-structural roof cladding is exempt development under the state's code, but not on a heritage item or in a heritage conservation area.
